GENERAL HOME INSPECTION: List of Items Inspected ...
Structural Elements.
Construction of walls, ceilings, floors, roof and foundation.
Exterior Evaluation.
Wall covering, landscaping, grading, elevation, drainage, driveways, fences,
sidewalks, fascia, trim, doors, windows, lights and exterior receptacles.
Roof and Attic.
Framing, ventilation, type of roof construction, flashing and gutters. It
does not include a guarantee of roof condition nor a roof certification.
Plumbing.
Identification of pipe materials used for potable, drain, waste and
vent pipes. including condition of toilets, showers, sinks, faucets
and traps. It does not include a sewer inspection.
Heating Systems and Related Components.
Water heaters, furnaces, air conditioning, duct work, chimney and
fireplace.
Electrical.
Main panel, circuit breakers, types of wiring, grounding, exhaust fans,
receptacles, ceiling fans and light fixtures.
Insulation.
Check from Attic to Basement, vapour/air barriers, ventilation.
Insulation is subject to the “Law of Diminishing Returns” which shows
that ‘more’ is not necessarily ‘better’.
Interior.
Wall coverings, wall finishes, windows, doors, floors, walls, smoke alarms,
countertops, cabinets, vanities, handrails, stairs, trim, et al.
Appliances.
Dishwasher, range and oven, built-in microwaves, garbage disposal and, yes, even smoke detectors.
Garage.
Slab, walls, ceiling, vents, entry, firewall, garage door, openers, lights, receptacles, exterior, windows and roof.
Maintenance and Repair Costs.
Expectations of monthly or yearly maintenance that is recommended on the above categories of the home including an
estimate of typical repairs costs (average).

In addition to our home inspection, we offer additional services including:
Well Water Quality
The basic bacteriological water sample will include total Coliform /E-Coli. This is typically done by a realtor agent.
Additional sampling can be done for Nitrate - Nitrites. Sampling of additional parameters is also available extra costs.
W.E.T.T.
A physical inspection and written report of all wood burning appliances and smoke stack
system. Manufacturer requirements as set-out in the specific manual and the
municipal building codes utilized to complete the assessment, written report and
certification.
Septic Inspection
You should consider having a septic inspected by a professional when you are
preparing to renovate or are buying or selling a property. To properly inspect the
system we will need to dig holes to access the underground parts of the system. It is
always a good idea to pump the septic tank by your local septic remover, but this needs
to be
done in its proper sequence in the testing of the system.
